I just had Falcone construction replace a sill plate and girder on my 1908 farmhouse. They were polite and came in on time and under budget. I would defiantly recommend them.

First off, what happened?

If you post some pictures, it will be easier to determine who would be the best to do the work.

Sometimes it doesn't make much sense to pay a contractor or a full fledged construction company to hire a carpenter or a handyman for you.

Or if you are handy, you may be able to do the work yourself with some basic tools.

Inspector came out and stuck knife though sill beam. From crawlspace. I took cedar siding off and to my surprise......I broke everything down to see what's up. I love projects and I'm pretty handy. Buyer came buy and saw what I'm doing and he said I was more articulate then a lot of carpenters are. I've built bathrooms and done eves and facia / soffet work. We shall see. Scott May come over and do some work also if I get in over my head. Already have wood on site and tear down and jacks / stringers in pace under two sections of house. How do I post pic? Aaron

Ok, I think your talking a band joist and possibly the sill plate.

Yes, you want to make this repair from the outside. You can remove the band joist and the sill plate by cutting it in numerous place along the length of the damage with a circular saw and a sawzall, then using a crow bar and a pry bar to pull the pieces out.

Use your square to make square cuts on the ends where you have good wood. And you should use a Simpson plate to join the repair to the original band joist in the crawl space since you wont be able to sister it together. This isn't necessary on the sill plate.

It's possible you may need an engineers letter on this since it is structural and sounds like you are planning on selling it. If this is necessary, do this before you make the repair. He will spell out exactly what needs to be done and the connections that are required. If a contractor does this for you, expect to pay him too for making the phone call and giving the engineer the tour.

Sounds like you already have the joists and floor supported from the crawl space. You only have to jack it up enough to get the sill plate out or beat it into the crawl space with a cold chisel.

If we're talking about a single band joist, reattaching the joists is the easy part. But mark the new band joist with the joist locations before placement.

To post pics, surround the link with [img*]link[/img*]. Get rid of the asterisk.

All of the houses in my neighborhood go straight from brick to two up right two buy 10 beams around the edge of the house very odd construction for 1985 but I've confirmed on to other houses they are all the same and I've got beams on the inside which are taking the load I was able to remove the two full sections on the outside edge with hands.

There is no sill plate on top of the masonry?

It sound like the 2x10 material maybe kiln dried lumber in contact with masonry.

In that case I would fix it the same way it was constructed. It should last another 29 years. ))

I think I would spring for the few hundred bucks it would take for an engineer to document the damage and recommend repairs. Again, you may not have a choice in the matter. If you hire a contractor or attempt repairs without consulting one, it's possible you may end up having to do it again or you can't sell the house.
